Brentwood or Brentwood Park: Choosing Your Corner of the Westside
Brentwood and Brentwood Park share a zip code and a reputation, but buyers who spend a weekend in both usually come away with a clear favorite. Having represented sales in each, here is how I walk clients through the choice.
The layout of the streets
Brentwood Park was planned in the early twentieth century with curving streets and landscaped traffic circles, which slows traffic and gives the neighborhood a park like calm. North of Sunset, Brentwood proper offers a mix of canyon streets and wide, flat blocks, with more variety in lot shapes and architectural styles.
Lot size and privacy
Many Brentwood Park lots are generous and deep, which suits buyers who want gardens, a pool and room to entertain. In Brentwood you will find everything from classic traditional homes on standard lots to larger hillside properties with views, so the right answer depends on how you want to use outdoor space.
Everyday convenience
San Vicente Boulevard and Brentwood Village put coffee, dining and errands close to both neighborhoods. Think about your daily routes too: commute direction, school drop off and how quickly you want to reach the coast or the 405.
My advice
Walk both neighborhoods at different times of day, then compare two or three specific homes side by side rather than the neighborhoods in the abstract. When you are ready, I am happy to put together a private tour of both.
